What is a Repair Facility?
- Repair Facilities will most often be used when there are mobile assets that move between locationsA physical place where assets exist and where work can be performed. More, for example trains, trucks and buses, boats and aeroplanes. The assets that belong to one site may be repaired at a location in another.
- In Maximo the work order is raised for the same site as the asset. But the work order can reference that a repair facility is needed, and the repair facility location can exist in a different site, one that may be in a different organization.
- As part of Maximo Scheduler there is an application specifically designed for assigning work in a repair facility, it is called Graphical Assignment – Repair Facilities.
- When a location is defined as a repair facility its children can also be marked as a repair facility, these are the bays, tracks or slots where mobile assets will be positioned when they enter the repair facility.
Repair Facilities in Maximo
Organizations
- Repair Facility functionality was added in Maximo 7.5. It has to be turned on in OrganizationsA structural element of a Maximo database which is used for data sharing and is often aligned to a legal entity of an organisation. More application. Under action Work Order Options – Other Organization Options there are two check boxes associated with Repair Facilities:
- The Organization must first be checked to Enable Repair Facilities. The Bypass SiteA structural element of a Maximo database that is used for data separation. More Mismatch Warning Message when checked will suppress warning messages on work order based applications when the site of the asset and the site of the work order are different. This situation is not allowed to persist (see Work Order Tracking below).
Locations
- Locations which can receive assets from other sites must have Is a Repair Facility attribute checked. Note. They should still have a Type of OPERATING.
Assets
- Assets can be marked as having a Default Repair Facility.
Labor
- Labor records that work at the Repair Facility should have a Work Site and Work Location defined as the Repair Facility.
- The Person’s Site and Person’s Location on the People application should not be used for this, work is performed by Labor or Crews.
Crews
- Crew records that work at the Repair Facility should have a Work Site and Work Location defined as the Repair Facility.
Work Order Tracking
- When work orders are created the Repair Facility should be selected. Work Orders for Assets in one Organization can be repaired in another Organization.
- If you have created a work order for one site and then choose an asset from a different site (by going to Asset application and using Return with Value) then the following message is displayed:
By pressing OK, a new work order is created with the site of the asset. Note. Maximo now assumes that your default insert site is the site of the asset and this will affect new work orders, it is reset when you leave the application. This message will be supressed if the Organization setting for Bypass Site Mismatch Warning Message is set to true (1).
Preventive Maintenance
- Three fields are displayed on the Generate Work Orders dialog box if the Signature Option (REPFACILITY) is made active – Display repair facilities fields based on the condition that is associated with this SIGOPTION.
- Repair Facility (REPAIRFACILITY) – allows for the selection of a repair facility location, it defaults to the user’s default repair facility.
- Repair Facility Site (REPAIRFACSITEID) – the site of the repair facility location
- Use Asset’s Default Repair Facility (USEASSETDEFREPFAC) – checkbox
If none of these options are chosen (as would be the case if the Signature Option was not available) then the Repair Facility on the generated work order will be that from the user’s default repair facility.
- When the PM Generation Cron Task runs the Repair Facility will be the Asset’s Default Repair Facility.
Condition Monitoring

- Repair Facility (REPAIRFACILITY) – allows for the selection of a repair facility location, it defaults to the user’s default repair facility.

- Use Asset’s Default Repair Facility (USEASSETDEFREPFAC) – checkbox
If none of these options are chosen (as would be the case if the Signature Option was not available) then no Repair Facility is added to the generated work order.
Users
- A user can have a Default Repair Facility which they can also change from their Profile – Default Information dialog box. When creating a new work order the repair facility will be populated from the user’s default repair facility.
Security Groups
- A user can be restricted to specific Repair Facility locations by adding rows to the Individual Repair Facility Authorizations table window under Repair Facilities tab.
- On Work Order Tracking when the user selects a Repair Facility, they will be restricted to those listed under their associated Security Groups, unless one of those Security Groups has been marked as – Authorize Group for all Repair Facilities.
- A user will need access to the Site in which the asset and work order reside as well as the Repair Facility in which the asset will be repaired.
- The Allow Access to Records That Do Not have a Repair Facility is by default checked including on EVERYONE and DEFLTREG Security Groups. If this is unchecked on all Security Groups which a user has access to then that user will be restricted to only work orders with a Repair Facility and only to the work orders where the Repair Facility is listed on their Security Groups.
If Maximo Scheduler is installed
- The Repair Facility Required (REPAIRLOCFLAG) attribute exists on both the PM and WORKORDER objects and will appear as a checkbox if Maximo detects the Scheduler license on the Preventive Maintenance and Work Order Tracking applications. It will be copied to the work order when work orders are generated from the PM.
- In Work Order Tracking application, a Location Assignments table window will appear on the Assignments tab. This is used for specifying the repair facility location assignments, the bays, tracks or slots that will be used. There is a button for helping to find when a repair facility will be available. An asset needing a repair facility may be assigned to multiple bays, tracks or slots.
